Does the Hayward Fault really run under the city?

Yes. The City of Hayward's own General Plan puts the trace crossing the city generally parallel to and within a few hundred feet of Mission Boulevard. The old City Hall was built directly on it in 1930, and fault creep damaged the building badly enough that it was abandoned. USGS field guides document offset curbs, cracked pavement and warped walls along the trace through downtown and in Memorial Park.

What is fault creep, and how is it different from an earthquake?

Creep is slow, continuous slip with no shaking. USGS puts the Hayward Fault's surface creep at about five millimeters a year, which is roughly a fifth of an inch, every year, whether or not anything else is happening. Creep and small earthquakes together account for only about a third of the fault's long-term movement. The other two thirds is still stored up, so this is a fault that does both.

My house is nowhere near the trace. Does any of this matter?

Honestly, not much, and we will tell you so for free. Most of Hayward is not on the trace. If you are clear of it, you have a normal roof with normal problems: worn shingles, tired flashing, a valley that was cut too tight, gutters that need clearing before November.
